A main builder is not the only route. We are happy to explore other options such as sourcing individual tradesmen. Working on a fixed fee basis means we can transparently chase best value for our clients. With no mark-ups on materials or labour, clients are able to purchase materials direct, and introduce particular trades they have experience with.
For hands-on supervision
Visiting site on average 2-3 times a week to keep on top of progress and quality and head off issues before they become a problem.
Adding value during the process
In order to ensure that a high standard is maintained on your project, the following could be added:
- Initiation - We work with you to define scope of project; fix parameters for budget and timings, suggest 'best fit' designers.
- Design Phase - Set criteria for the design including budget, performance, timescales for production of information. Cost check information for consistency and robustness.
- Tender Phase - Produce or check project programme, control work flow, check compliance with drawings, keep all parties informed of progress, check and approve invoices, produce cost plans, chair and minute site meetings, manage variations, liaison with local authorities, handover information packs.
- On Site - Discuss tender route, discuss timings, discuss cost certainty and start dates. Draw up tender lists, analyse tender returns, recommend who to appoint. Source materials using our trade contacts.
- Handover/Defects - Sign off with local authority, produce snag lists, finalise final accounts, gather handover information. Return to produce defect snag sheets, oversee clearing of snags, finalise accounts.
How it works

When you hire us, we take the following responsibilities:
- For residential projects:
- Managing the project from start to finish
- Checking the project to ensure compliance with budget, programme and design requirements
- Managing the trades to ensure the highest standards of workmanship and being a single point of contact
- Updating you on programme changes and 'where we are' according to the plan and budget

- For commercial projects:
- Working with or leading a team to undertake contract administration or advise on sustainability
- Understanding the project constraints and determining the milestones required to achieve them
- Tendering, tender analysis and controlling costs on site
- Overseeing operations to ensure compliance with contract and expectations
- Keeping all parties up to speed with communication
Smart Services 4All provide a service that dovetails with the designer's and sees the architect's design intent implemented sympathetically on site.
We provide a full project management service with budgeting, tender organisation and cost control. We can also offer services that the architect may have traditionally undertaken such as contract administration, control of work on site, and team communication.
We are happy to work under the architect or alongside, offering from the end client's point of view, a seamless service for project delivery.

The advantage to the architect of using our services is that they can outsource what has traditionally been the less attractive fee-earning part of the project, whilst still maintaining confidence that the project will be delivered successfully with the design intent maintained.
